Started
First of all... let us tell you where we find all the
homes we list for sale.
We get lots of calls, every day, from people who have homes
they want to sell. If we think these homes will fit the
needs of buyers like you, we will list these properties
and then offer them to our "Registered Buyers."
We work with sellers who, maybe can't get their
houses sold or maybe they just want to sell quickly. There are
as many reasons as there are sellers. It doesn't matter to us
as long as the deal makes sense for the buyer and
the seller.

We end up working with a lot of properties and we are
constantly looking for good people who need help becoming

How The Deals Are
Structured
You lease the property from the seller for
a specific period of time, usually 1-2 years depending on your
personal situation, and during that time you have the option to
buy it at a price agreed upon by both parties when
you first move in. Another common name for rent to own is
lease option, lease with option to buy, and lease purchase.
You also pay a "Lease Option Fee" or "Option Consideration Fee"
when you move into the home. This money
will
apply
to the purchase price of the home and will reduce (or sometime
eliminate) your down payment when you eventually take out a
mortgage with a bank. The minimum "Lease Option
Fee" typically accepted is $3000 plus the first monthly
lease payment. So if the monthly lease amount is $1050 and the
"Lease Option Fee" is $3000, you will need $4050 to close the
deal and move into the house. Make sense?
Each property is completely different and has a different
"Lease Option Fee" amount. When
you
register
online
here,
just
tell us how much you have for the "Lease Option Fee" and we
will try to only find homes that fit those
specifications.
For example, if you have $5000 for the "Lease Option Fee, you
will receive information on properties that fit this
criteria, properties that you can obtain for a $5000
"Lease Option Fee" or less. We encourage you to be realistic
about what you can afford, so
your payments don't stress you
out.
We sell homes in all price ranges depending on the amount
you have available for your "Lease Option Fee".
It is our goal to see you eventually qualify for a
mortgage and refinance the house, pay the seller your agreed
upon sales price and put you on the deed.
Remember,
you do
NOT have to
qualify
for a mortgage right now. This is the greatest appeal of a rent
to own program. It allows you time to establish your
payments, repair and rebuild your credit, all
while
locking in the purchase
price
preventing inflation.
You can stop wasting money each month on
rent. Y

and
enjoy the tax benefits, equity buildup, and
appreciation
that only comes from being a homeowner. And best of all
you can do all of this
on the timetable you
need
and for
a great deal less
money
up front
than conventional lending requirements.
We work with several very good, reputable, and understanding
mortgage brokers who are willing to talk to you and assist you
in obtaining financing. Now, don't misunderstand, we don't
expect you to be able to qualify for a mortgage right now. We
understand that people experience difficult times and
situations, which may be why you have found us in the first
place. However, we also believe
that
everyone should have the right to home
ownership and the many benefits and advantages that accompany
it.
What we want to do is find out how soon you will be able to
qualify. For some people, it may only be a few months while for
others it may be a year or even two
years.
It doesn't matter to us how long it
takes
,
but we don't want to put you into a program that doesn't give
you enough time to get on track financially so you can get a
loan when the time for that finally comes.
The mortgage brokers we work with are excited
about doing your pre-qualification for a mortgage because they
know that they have a good chance of getting your business down
the road when you are finally ready to obtain financing.
They are NOT going to be judgmental or condescending to you
like so many other mortgage brokers or bankers, just because
they can't do a loan for you right now. Like us, they have an
understanding of your situation and are working towards long
term benefits.
So that's one of the first things we are going to ask you to
do. It's a quick Free Consultation that takes
maybe 10 minutes. And best of all, they keep

And by the way, there is nothing that we haven't seen
before...you're not going to shock us, no matter how bad your
current situation. Remember, there were nearly 1
million bankruptcies in the United States last year alone, and

The mortgage broker will simply ask you a few questions about
your income, your job, and your personal situation.
They'll pull your credit report to see if there are any

we discover that you qualify for a home loan right

it turns out after we look at your credit report that the bad

matter as much as you had originally thought.

You can buy virtually any home on the market that is within
your price range. We can offer you assistance with that
too!
But remember, that's only going to be for about 10% of you who
are reading this page.
It's Time To Start Looking At
Houses!
Every time we list a new property, we send out an
e-mail. There are alot of registered members in
our group, so it's
"first come...first
served."
When you start to see some of the great homes that we have
listed, you will soon realize that
you can hardly stand to wait to find and
move into your own home
and start yourself on the way to
owning your own
home!
As soon as you get your official
"Buyer
Registration" e
-mail, we will start sending you homes to look at.
Sometimes we may only have one or two per e-mail, while at
other times we will have 5 or 10 a week. It all depends on how
many houses we listed and have available.
We'll e-mail you the address of the property and a brief
description of it. If it looks interesting to you at
all, we encourage you to go see it immediately. Drive
by...we find that 75% of the time, you can tell if a
house is for you by looking at the exterior and the yard and
the neighborhood, or maybe it's more accurate to say that you
can tell that it's NOT for you, by looking at the outside.
If it looks interesting to you, then
it's time to
take
action a
nd call us. We will schedule a time that is convenient for
you and show you the home. You can go inside and look
around at your leisure, you can check out the condition
and get a feel for the size and the layout. If
you decide the house feels like home... and you'll know
when it does...
something magic happens when you find a
house that you know is going to be YOUR
home.
When you decide, then it's time to take the next
step.
Before We Go Any Further, We Want to Ask
You For A Favor In Advance.....
If you drive to the house without one of our agents, please DO
NOT knock on the door. Someone may be living in the house, or
it may be that the previous owner who hasn't moved out yet, or
it may be a tenant who is entitled to their privacy. Please, we
ask again, DO NOT disturb the tenant. It just creates lots
of problems for us because we have so many people looking at
these properties. It's not fair to those folks if people are
knocking on their door all day.
Now Let's Move On To The Next
Step...
When you meet with our agent to view the property, they will
bring all of the necessary paperwork to review with you.
When you say, "We want it!" our agent will fill it out and
explain everything to you.
It explains the move-in date, the price, the terms, the monthly
payment, the length of the option and it lays out who is
responsible for what in the agreement, and what happens if you
default on the agreement. One of the valuable
things the seller will do
is
treat you like the
owner
as soon as you move in. The seller must trust you to
take care of the property like it was yours, after all, you are
buying it...you just haven't got the deed yet. It is
in the seller's best interest to see you succeed in
the purchase of their home.
If you don't understand the paperwork, please feel free to
take it to your attorney before you sign it. You will NOT ever
be pressured to buy. We want you to
be
100% comfortable
with your decision. This is a legally binding agreement and you
only want to sign it if you are fully and completely aware of
what you are agreeing to.
Once the seller agrees to move forward with the deal, the
agreement will be completed once all documents are signed and
the seller receives certified funds for the "Lease Option
Fee" and the first month's payment. We only accept certified
funds to activate the purchase agreement such as a wire
transfer, a cashiers check or a certified check. We can not
take cash, personal or business
checks.
Once you select a home that you feel is right for you and your
family, you must begin immediately improving your
financial profile. The very same profile that will meet the
lenders requirements for finding permanent financing when you
are ready. We have several credit repair / building
companies that we can refer you to. It is
critical that you start working hard on raising your credit
right away.
You will begin building equity in your home from the
minute you pay your down payment, and each month after that as
long as your payments are on time each month.
Please don't misunderstand or assume that we can correct
your credit problems. Our rent to own home program lets
you make payments on a home that you can move into NOW while
you correct your credit problems or blemishes, as you improve
your credit score and financial situation, allowing you to
qualify for the type of mortgage you want.
